Malcesine, a popular tourist destination on Lake Garda, is facing a severe housing shortage for its residents due to the proliferation of holiday apartments. In response, the municipality has implemented a drastic measure: a 44% reduction in property tax (IMU) for landlords who offer long-term rental contracts (4+4 years) to locals. This initiative, approved by council resolution on December 29, 2025, aims to incentivize property owners to shift away from lucrative short-term tourist rentals. The housing crisis is so acute that it impacts the availability of essential workers, from teachers to police officers. Additionally, a one-time grant of up to €1,500 is offered for long-term leases, and the tourist tax has been doubled to €2 per night.
