'The First to Occupy Wins'... Olive Young and Musinsa Engage in Land Grab in Seongsu and Hongdae - Money Today 03.07.2026

Despite the era of AI-driven hyper-personalized shopping, beauty and fashion platforms are engaging in fierce competition by expanding into Seoul's core offline commercial districts. Musinsa and Olive Young are competing to secure ultra-proximate locations just minutes away from each other in Hongdae and Seongsu, while Ably also plans to expand its offline presence, starting with its first physical store in Seongsu in the second half of this year and aiming to establish about 10 hubs nationwide. The core of this 'Blue Marble' (board game-style) competition has shifted from products and pricing to securing 'prime locations.' Hongdae is emerging as a vital spot for capturing young consumers and tourists, while Seongsu is becoming a crucial venue for preempting brand experiences as a trend epicenter. Currently, there are approximately 30 offline hubs for beauty and fashion platforms in the Seongsu and Hongdae districts, 24 of which have opened or are scheduled to open since the end of the pandemic. Unlike in the past, platforms are now building hubs at the district level to preempt consumer movement and brand experiences. Offline stores are evolving beyond simple sales spaces to serve as core hubs for omni-channel strategies, connecting online and offline through brand experiences, new product trials, SNS content creation, and touchpoints for global tourists.
