We don’t want to be Sandton by the sea, say Ballito residents 11.04.2026

Residents of Ballito, represented by the Dolphin Coast Residents and Ratepayers Association (Docrra), are vehemently opposing a proposed six-storey mixed-use development named "The Square" by developer Paul Muir. Docrra, with 7,000 members, argues that the 20.25m-high building, which deviates from the current 18m municipal height limit, will transform their "old-world beach town" into a "Sandton by the sea," eroding its unique tourism appeal. Concerns also include vague reporting on parking, traffic, and infrastructure, with traffic modelling conducted outside peak season. Environmental law expert Aldine Armstrong has also raised objections regarding legal infringements and insufficient public participation. Docrra aims to have the development report rejected by the provincial department before a June deadline, advocating for a process that respects Ballito's character and history.
